HOA MAINTENANCE & REPAIRS | RESPONSIBILITIES BY HOMEOWNER

In an HOA, the responsibilities for maintenance and repairs are typically divided between the homeowner and the association. Generally, the homeowner is responsible for maintaining the interior of their unit or home, while the association is responsible for maintaining the common areas and exterior of the building or community.



SPECIFIC MAINTENANCE & REPAIR ITEMS

Specific maintenance and repair responsibilities that may be assigned to homeowners in an HOA include:

  • If there is a necessary repair, a homeowner will contact service technician, and based on the findings of the repair, homeowner may submit reimbursement for the invoice.

  • Keeping their home or unit clean and free of debris.

  • Replacing light bulbs and other minor fixtures inside their home.

  • Maintaining their landscaping within their property boundaries.

  • Ensuring that their HVAC system is in good working order.

  • Repairing damage caused by their own actions.

  • Immediate and prompt report of any repairs or incidents that go beyond homeowner’s unit or home.

ELIMINATING LIABILITY

It's important for homeowners to be aware of their maintenance and repair responsibilities and to promptly address any issues within their control. Failure to do so can result in fines or penalties, and may also negatively impact the overall appearance and value of the community. Homeowners should also report any maintenance or repair issues outside of their control to the association so that they can be addressed in a timely manner.
